What we look for.
A standardized 3,500 square foot prototype on roughly an acre, so we can tell you quickly whether a property works.

- 0.8 to 1.5 acres
- Outparcels and corridor frontage, roughly rectangular, with room for cars to stack.
- Traffic
- 10,000+ vehicles a day
- Daily counts on the fronting road, with dedicated turn lanes and simple ingress and egress.
- Trade area
- Retail-anchored
- Grocery, big box, fuel and quick service nearby. We want to be on the trip people already take.
- Markets
- Nationwide
- Growing metros and suburbs in every state. Population growth above one percent a year is the first screen.
- Deal structure
- Ground lease or fee simple
- We close with our own capital on a defined timeline. Brokers are protected.
- Zoning
- Car wash permitted or achievable
- By right is best. We will carry entitlements on the right site.
